Route two — entirely yours, project managed start to finish

Retire somewhere with a past, not a postcode.

Most retirement-abroad developments sell you the same thing wherever you go: a white-walled apartment on a gated estate, identical to the one next to it, with a pool nobody swims in and neighbours who leave in April. This is the opposite of that.

We find, buy and rebuild a real house with a real history — a stone farmhouse, a village home, a place someone's family already loved for a generation or two — and hand it to you finished, in your name, ready to retire into. You don't manage a renovation from another country. We do. You just choose the house.

The contrast

Purpose-built, or full of purpose

Plenty of companies will sell a retiring couple a brand-new unit on a walled complex. It's easy to build, easy to market, and easy to end up lonely in.

The purpose-built estate

Identical, gated, empty half the year

  • New-build finishes chosen for a brochure, not for the place they're in
  • A "community" of other owners who bought the same unit for the same reasons, and are mostly away
  • Behind a wall, a security gate, and a shuttle bus to somewhere "authentic"
  • Service charges for a pool, a gym and a concierge you didn't ask to retire near
  • Could be anywhere — the same estate exists in a dozen countries with a different flag outside
The character property

Particular, local, part of somewhere

  • Original stone, timber and tile, restored — the house keeps the marks of who built it
  • Real neighbours who've lived there for decades, not fellow buyers from your same sales call
  • In the village itself, in walking distance of a bakery that isn't part of a resort
  • Running costs are yours to set — no management company deciding what "premium" means
  • Could only be this house, in this one place, with this one story
How it works

You choose the life. We manage the project.

This route is for a family or a couple who want to own outright, in their own name, without spending eighteen months acting as their own long-distance building contractor.

01

We find the house

Sourced against how you actually want to live — near a town or truly remote, coastal or inland, one storey or several — using local contacts, not just listings sites.

02

We manage the rebuild

Structural work, utilities, and a finish level you set, with local craftsmen and materials. You see photos and costs as they happen — never a surprise invoice.

03

We handle the paperwork

Purchase process, permits, connections, and pointing you to the right local advisers for residency, tax and healthcare — so you arrive to a house, not a to-do list.

04

We help you settle

Introductions to the people you'll actually need — a doctor, a plumber, a neighbour who'll show you where to buy fish on a Tuesday. Ongoing support stays available after you move in, if you want it.

What we keep, what we renew

Character isn't a finish. It's a decision made room by room.

Every property has a version of it that's faster and cheaper to gut and rebuild flat. We don't take that version. The old bones of the house are the reason it's worth living in — the new systems are what make it comfortable to actually retire into.

Kept
  • Original stone walls and exposed beams, cleaned and stabilised, not rendered over
  • Hand-laid floor tiles, reclaimed or matched where they can't be saved
  • Arched doorways, shutters and ironwork specific to the region, repaired rather than replaced
  • The house's footprint and rhythm of rooms — no knocking through to fit an "open-plan" template it was never built for
  • The name locals already use for the house, and whatever's known of who lived there before
Renewed
  • Plumbing, electrics and insulation, brought fully up to a modern, comfortable standard
  • A kitchen and bathrooms built for daily life, not for a photograph
  • Damp-proofing and roof work — unglamorous, done first, done properly
  • Heating and cooling suited to retiring somewhere full-time, not just visiting in August
  • Step-free access and practical layout considerations, if that's relevant to how you want to live long-term

You're not buying four walls and a service charge. You're buying into a place that already had a life before you got there — and letting it keep going, with you in it.

On the difference between a unit and a house
Worth thinking through

What a move like this actually involves

We're upfront about this rather than glossing over it — a good retirement move is a considered one, not a rushed one.

Healthcare and residency

Rules differ by country and change over time. We'll point you to local, qualified advisers early — this isn't something to leave until after you've moved.

Language and daily life

Part of what makes a village feel real is that it isn't run in English. We can help with the basics and the introductions, but a little effort with the language goes a long way.

Staying connected to family

A house with character usually isn't next to an international airport. Worth weighing how easily people can come to you, and how often you'd want to go back.

It's a renovation, first

Old houses take longer to fix than new ones take to build. We build the timeline around that honestly, rather than promising a date we can't hold to.

Fees

Scoped to what you actually need

You hold full title throughout — this is a service fee for the work, not a stake in the property. Agreed upfront, in writing, before anything is spent.

Sourcing only

Fixed fee, agreed upfront

We find and vet the property, handle the search and the local legwork, and hand over a house that's legally sound and fairly priced. You take it from there.

Sourcing + renovation oversight

Fee scoped to project size

Everything above, plus running the rebuild end to end — contractors, budget, timeline and quality — with open books throughout.

Full settling-in support

Ongoing, optional

Everything above, plus help after you've moved in: local introductions, seasonal maintenance, and a point of contact if anything needs sorting while you're back visiting family.

Want to talk through what you're picturing?

No commitment at this stage. Tell us roughly where, roughly when, and what kind of place you're imagining, and we'll come back with real options rather than a brochure.
